These evaluations are not certified appraisals and are not performed in accordance with USPAP standards. They are intended exclusively for the current building owner to support financial decision-making.

A Note on Certified Appraisals:

Certified appraisals play an important role in the lending process. Banks and financial institutions rely on appraisals performed under USPAP standards because they need a consistent, regulated framework for collateralizing loans. These reports are highly technical, designed for underwriting, and typically cost several thousand dollars.

However, while appraisals are essential for financing, they can be less useful in the pre-planning stages of an owner-occupied practice. By design, certified appraisals do not:

  • Explore “what if” scenarios such as tenant sharing, unusual lot size, or expansion potential.
  • Show how real estate value interacts with practice economics (EBITDA multiples, facility cost percentages, or sale-leaseback strategies).
  • Provide consultative discussion or strategic guidance for transitions, partner buy-ins, or retirement planning.

That’s where NextSite’s evaluations fit in. They are designed specifically to help owners and their advisors plan ahead, bridging the gap between “bank-ready appraisal” and the strategic needs of practice owners.
